Cost Seg Industial is published by John Murphy. This is the sister site to Cost Seg Building. I am an independent contractor with CSSI, LLC. Additionally, I am also an independent contractor and licensed real estate broker associate in SC with eXp Realty LLC. All information expressed here is my own.
I have been involved with real estate for over 21 years and have been a Realtor since 2003 and licensed broker since 2007. Prior to moving to Greenville, I was the broker-in-charge supervising 275 agents for eXp Realty.
I got involved in cost segregation a number of years ago in a passive way making connections for building owners with cost seg specialists who could help them save money on their taxes. Four years ago I decided that there was a lot more people I could help if I focused on it. Plus I really enjoy the challenge and variety of the work.
While I’m based in Greenville, SC, I work all over the country with building owners to help them maximize their tax deductions saving them thousands of dollars in income tax. I work directly with building owners and investors but also through a great network of commercial real estate agents, brokers, insurance agents, Realtors, CPAs and other tax professionals.
The concept behind Cost Seg Industrial is that there is a lot of education that needs to occur particularly in the commercial building space for owners of all sizes of these industrial properties. I will also be writing about Qualified Production Property which is one of the new classifications of real estate that was a major component to the One Big Beautiful Bill. There remains some misunderstanding about cost segregation in general. My hope is this site will provide excellent insight and education to help building owners understand the value of cost segregation and to see how they might benefit from it financially.
Here’s a bit more information about me that might be helpful for you as you look to engage a cost segregation specialist.
